    Wholesale Your Way To Huge Profits

    The Wholesale Real Estate Market is what I like to refer to as the Buy Low - Sell Low market. I have been doing short sales for a long time and we buy low and sell low to other investors using short sales as a way to get huge discounts.

    It's where you go out and control a piece of Real Estate (house) under some set of price and terms that renders it more valuable to another investor. It involves your deal structuring capabilities and negotiation skills with a little knowledge of whet other investors will pay for a discount. In today's market you better be really low when wholesaling.

    This investor you are selling to could be in the buy and hold as a rental, rehab the property and re-sell to an end user, the lease option or rent to own business, or in the Wholesale business.

    You are buying below market and selling below market, what you want to do is quickly pick up a spread in the process. The spread is anywhere between $2,000 and $15,000. Not to shabby considering that these deals can be done in very short periods of time. The whole process can take a week to 4 or 5 months. The great thing about it is that wholesaling does not require you to use your money or anyone else's.

    You can assign a contract to another investor or en user when you secure a property through the owner. When short selling a property and trying to wholesale it the process is trickier because the banks will not let you assign a contract. You will need to find a cash buyer when doing short sales and wholesaling that property.
